For Sale by Owner (FSBO)

The amount of Sellers who are selling their home FSBO has surged over the past few years.  This is because sellers want to save money and do not want to have to pay real estate commissions.  While many in the industry cringe when they hear FSBO, we applaud anyone who is doing or thinking about FSBO.  You may be thinking, “Why would a real estate agent applaud a person doing a sale by owner?”  The answer is simple.  Our team is always trying to do whatever is best for our clients and if they need or want to save a little bit of money then that is awesome and kudos to them.   Below we answer several questions regarding For Sale by Owner. 

How does For Sale By Owner Work?   Every company that offers For Sale By Owner is different.  In our basic FSBO package for $399.00 it includes:

-List your home on the Multiple Listing Service (which downloads to all major websites to include: Trulia, Zillow, Home Buyer Scouting, Realtor.com, and lots of others)

-Yard Sign

-Pictures

-Secure Lockbox with text message and e-mail notifications when box is opened

-Market Analysis

-Showing Requests

The three major things above that makes us stand out.  This is our signs with our name and number, we handle all the showing requests for you, and we never charge to extend listings.  Having our name and number on the sign instead of yours reducing the amount of late night phone calls or text messages from strangers.  We also handle receiving all showing request from other Realtors ® or possible clients.  We believe this is also the safe route to go because we filter and verify Realtors ® and clients prior to allowing them access to your home.

In this option we do not handle any of the negotiations, paperwork, amendments, marketing, ordering title, or holding earnest money.  We have expanded packages that do offer help with any of the above; please contact us for more information on our expanded packages.

Is For Sale By Owner Good for you?  If you are not a people person, get nervous working with real estate agents or attorneys; do not like negotiating directly with buyers then For Sale by Owner may not be the best option for you.

How much money will I save selling my house on my own?  The amount of money you save will differ as all real estate companies choose their own commission rates and are determined by company policy.  With that being said it is difficult to know exactly how much you would save.  In addition, some buyers agents will ask for a higher commission rate in an offer because you are not represented and feel they will have to do more work.  According to the National Association of Realtors (NARS) the average sale price or homes that were sold for sale by owner in 2013 was $174,900, compared to the average sale price of the represented seller which was $215,000.

What if I list my home FSBO and want to switch to full service?  It’s no biggie!  We will gladly switch you from FSBO to full service at no additional charges or cost.
